Department Overview
The Workplace Services (WPS) Department manages Pew's integrated facilities management portfolio, a state-of-the-art Conference Center, event and the organizations enterprise wide organizational continuity management program. The department consists of the following core functions:

• Conference and Event Services (CES)
• Integrated Facilities Management (IFM)
• Organizational Continuity Management (OCM)

Position Overview
The maintenance technician will maintain and repair all buildings and assets, including but not limited to HVAC, mechanical, electrical, carpentry, plumbing, inspections, and other miscellaneous repair and maintenance projects. Responds to service requests and work orders and completes preventive maintenance tickets. Emphasize quality workmanship and task completion and will engage with the Institution's personnel and customers in a professional manner. Position reports to Manager, IFM, Building Engineering.

• Performs general building maintenance.
• Responds to tenant service calls.
• Operate and maintain chillers and mechanical, electrical, plumbing (MEP) equipment.
• Complete all service requests and develop and maintain positive relations with staff.
• Performs preventive maintenance as required on equipment such as replacing light bulbs & ballasts, filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, coil cleaning, greasing motors, cooling tower maintenance, bearing replacement, and regular inspections of equipment
• Maintain computerized or written equipment logs that detail preventive work performed. Mark installation dates and track performance.
• Clean and paint equipment and surrounding areas relating to equipment and equipment rooms.
• Respond immediately 24/7 to emergency situations and customer concerns.
• Maintain and operate fire detection and suppression systems and associated life safety/fire systems or devices.
• Perform painting, drywall patching, carpentry, electrical and plumbing repairs as required.
• Take meter readings on all meters and equipment as directed by their supervisor.
• Perform repairs on doors, hardware, lock, ceilings, and floors
• Perform and record daily, weekly, monthly and annual inspections of the property.
• Regularly checks monitors and/or records the operational performance of facility systems such as temperature, pressure, water flow, air flow, and chemical readings, amperages, etc.
• Performs duties required to correct emergency conditions such as sewer back-ups and water infiltration.
• Remove snow and ice from the outside of the building.
• Perform locksmith duties.
• Monitors landscaping, common area and parking garage.
• Maintain compliance to national or city ordinances, codes, or laws. Participate in safety, and technical training programs.
• Performs facility inspections and due diligence reports.
• Must be willing and able to support after-hours building related activity as required.

• Technical skills in the areas of: basic electrical, plumbing, and HVAC skills.
• Working knowledge of air, water, and chemical balancing.
• Must have experience operating chillers.
• Must have experience maintaining cooling towers.
• OSHA 10 Hour General Industry Training
• Associates Degree (demonstrated knowledge, skills, abilities, and experience may be substituted for a college degree)
• Experience with automated building management systems (BMS) and/or energy management systems (EMS) Siemens APOGEE/DESIGO
• Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems.
• Ability to troubleshoot basic mechanical problems.
• Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines.
• Proven record of providing excellent internal and external customer service.
• Computer skills (Microsoft Word, Excel, computerized fire alarm system) preferred.
• Ability to meet work standards and varying work schedules as necessary.
• Ability to work independently or as part of a team and be a problem solver.
• Comply with all applicable codes, regulations, organizational directives as related to building operations and practice safe work habits.
• Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
• Strong verbal and written communication skills.
• Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders).
• Lift and carry objects of up to 50 lbs. for distances of up to 30 feet
• Ability to climb ladders and stairs.
