Bellwether Housing was founded in 1980 to create affordable housing for workers in downtown Seattle. After 40 years, Bellwether is the region's largest nonprofit affordable housing provider.

Today, we serve over 3,500 residents in 2,100 homes. We serve families, seniors, and young people starting out. We also serve many veterans, immigrants, and workers being paid less than a living wage.

Essential Job Duties:

  • Possess general knowledge of Bellwether polices, landlord/tenant law, fair housing laws, and procedures related to property management software.
  • With the Director of Facilities Management, establish the long-term vision for the Department, clarifying common purpose and integrating activities with property management objectives.
  • Regularly evaluate Facilities Department distribution and structure to minimize cost, maximize efficiency and quality, and maintain the ability to respond to variable workloads.
  • Select, hire, coach, mentor, train and supervise Facilities Department supervisory staff. Lead the selection, hiring, training, and supervision of other Facilities Department team members.
  • Complete regular performance evaluations of staff; setting performance goals, recognizing accomplishments, coaching to expectations, and addressing poor performance.
  • Prioritize departmental response for unit turns, projects, and work orders.
  • Develop, document, and facilitate the implementation of policies and procedures for all Facilities Department activities.
  • Oversee the response system to after-hours maintenance emergencies.
  • Maintain Bellwether's contractor licenses, and ensure adequate staff are licensed to ensure appropriate scheduling flexibility.
  • Work with the Director of Facilities Management to manage and improve security and key systems, and supervise staff use and possession of Bellwether keys.
  • Produce individual building preventive maintenance schedules, and work with Property Management and Maintenance staff to ensure completion of necessary work.
  • Track maintenance performance for the unit turnover process. Provide feedback for improved processes, procedures and execution of successful unit turns.
  • Participate in new project development, representing building maintenance with the Development and Construction Teams.
  • Periodically direct and organize significant unit renovation projects and commercial tenant improvements. Coordinate bids and services from contractors when appropriate.
  • Manage medium to large repair and capital improvement projects, including contractor management, staff deployment, and materials procurement.
  • Implement Capital Needs Assessment (CNA) recommendations, completing repairs and providing time of completion and cost updates to the CNAs.
  • Provide input to building operating and administrative budgets, and work with the Director of Facilities Management to prepare the Facilities Department budget and track performance.
  • Track costs for department activities, and provide feedback to maintenance staff.
  • Access to reliable transportation to travel frequently to Bellwether sites.
  • Ensure departmental compliance with established safety and organizational procedures. Partner with Safety Program Manager with implementation and communication of safety initiatives.
  • Other duties as assigned.
 
 
  • A minimum of five (5) years prior experience maintaining multiple properties.
  • Two years prior experience supervising, coaching, training, mentoring Maintenance Managers within a high volume, deadline-oriented work environment.
  • Facilities Management Certificate, BA degree in Facilities Management, or equivalent education/experience.
  • Knowledge of current landlord/tenant and Fair Housing laws.
  • Highly organized, able to take initiative, and evaluate work for completion and quality.
  • Ability to lift and carry up to 50 lbs.
  • Access to reliable transportation to travel frequently to Bellwether sites.
  • Exceptional customer service aptitude.
  • Good oral and written communication skills, with the ability to communicate in English.
  • WA State 07b electrical administrator certification or able to obtain within 30 days of hire.

Desired Qualifications

  • Advanced trade skills with emphasis on carpentry, electrician, and/or plumbing.
  • Current Washington State 07a electrical certification.
  • Current HVAC certification.
  • Current Boiler operator certification.
  • Project management education and/or experience.
  • Experience with working with culturally diverse and differently abled team members.
  • Current Crucial Conversations training and/or experience.
  • Current Emotional Intelligence training and/or experience.
  • Current Diversity, Equity and Inclusion training and/or experience.
  • Experience with championing supported employment.
  • Bilingual or multilingual.

Additional Requirements

  • Pass a local, state and national criminal history background check prior to employment with Bellwether Housing.
  • Have reliable transportation and be able to meet all traveling requirements of the position.
  • Possess and maintain a valid Washington State driver's license, the appropriate amount of automobile insurance, and a safe driving record, if utilizing a personal or Company-owned vehicle in the performance of job duties associated with this position.

We offer competitive compensation and a comprehensive benefits package including:

  • Full-time, exempt salary starting at $99,000+ per year, depending on experience.
  • 24 days of paid time off in the first year of employment (for all employees working over 20 hours per week)
